The portal is not a lease or a guarantee
Availability, a waiting-list position, an application, screening, or approval does not reserve housing or create a tenancy. A tenancy begins only through the applicable completed agreement and property process.
1. Agreement and scope
By using this portal, you agree to use it lawfully and consistently with these terms. “Indivisible By One,” “we,” and “us” refer to the participating property owner or manager operating the portal for the community involved.
These terms govern portal use. They do not replace a community's published criteria, house rules, screening disclosures, application notices, lease, addendum, or other signed agreement. If a signed housing agreement conflicts with general portal information, the signed agreement controls to the extent allowed by law.
2. Housing information
We work to present current, management-approved information. Availability is a point-in-time quantity and may change before an inquiry, application, approval, or lease is completed. Prices, fees, features, policies, and move-in dates must be confirmed with management before relying on them.
Photographs show real portfolio properties, but a photograph may depict a shared space, representative residence, or a condition that later changes. A public home profile is not a warranty about a specific unit.
3. Applications, inquiries, and waitlists
- Provide complete and accurate information and update management if a material answer changes.
- Do not submit Social Security numbers, government ID numbers, account credentials, payment-card details, or medical records through portal forms or uploads.
- An inquiry is only a request for contact. A waiting-list entry is not an application, approval, reservation, guaranteed position, or promise of future availability.
- An application may be incomplete until required documents, verification, screening, and property-specific steps are finished.
- Meeting a published guideline does not guarantee approval. Decisions are made through an authorized human review under applicable criteria and fair-housing obligations.
If information needs correction after submission, use the application support instructions. Do not submit a second application merely to correct the first unless management directs you to do so.
4. Invitation-only accounts
Resident and staff accounts are invitation-only. Keep credentials and authentication codes confidential, use an account only for its intended role, sign out on shared devices, and promptly report suspected unauthorized access. You may not share, sell, transfer, or impersonate another person's account.
Access may be limited or suspended to protect residents, applicants, staff, property operations, or system security; to respond to an account change; or when a person is no longer authorized.
5. Acceptable use
You may not use the portal to:
- submit false, deceptive, threatening, discriminatory, or unlawful material;
- probe, bypass, disable, or interfere with authentication, access controls, rate limits, or availability;
- upload malware or files unrelated to the requested housing process;
- access another applicant's, resident's, household's, or community's records;
- scrape private data, reverse engineer access tokens, or automate abusive submissions; or
- use contact information for unsolicited advertising or another unrelated purpose.
6. Documents and content
You remain responsible for information and documents you submit and must have authority to provide them. Submitted material may be used only for the housing, resident-service, security, and legal purposes described in the Privacy Notice.
Portal branding, layout, text, and original materials may not be copied or republished in a misleading way. Property photographs and third-party materials may be subject to separate rights.
7. Third-party services
The portal may link to community websites, tenant-screening services, email providers, maps, or other services. Their terms, privacy practices, accessibility, and availability are controlled by those providers. A link does not change the provider's obligations or make its content part of this portal.
Tenant screening, if requested, occurs through a separate provider invitation and authorization. Review the provider's disclosures before proceeding.
8. Resident and financial records
Portal balances, documents, maintenance updates, and notices are provided for convenient access to operational records. If something appears incorrect, contact management promptly. Do not ignore a signed agreement, formal notice, emergency instruction, or payment obligation solely because the portal is unavailable or a display is delayed.
Online payment processing is not available unless it is expressly shown as enabled for the resident's organization. A payment is not complete merely because a browser returns to the portal; provider confirmation and posting to the resident ledger control.
9. Availability of service
We may maintain, update, suspend, or discontinue a portal feature. We work to keep the service reliable and information current, but temporary errors, maintenance, provider outages, or delayed updates can occur. Contact the relevant property when a time-sensitive matter cannot wait for the portal.
The portal is not an emergency service. Call 911 for immediate threats to life or safety and follow the property's emergency maintenance process for urgent building or utility conditions.
10. Changes and contact
We may update these terms when the portal, property operations, or legal requirements change. The date at the top identifies the current version. Continued use after an update is subject to the updated terms, but these terms do not waive rights that cannot lawfully be waived.
